We would like to make you aware of all applicable house rules at our private villa in Tulum, Bella Vita. Understanding and following these rules helps ensure a safe, comfortable, and enjoyable stay for everyone. For your safety and to avoid any deductions from your security deposit, please review the rules carefully.
General Information
- Taxes and security deposits are additional to the quoted price
- Service Charge: 5%
- Lodging Tax: 3%
- Government Tax: 16%
- Rates are per night and quoted in USD
- Rates displayed are for 16 guests
- Maximum capacity: 16 adults + 4 children
- Day passes are available for $75 USD per person per day
- Water shoes are recommended when entering the water
Check-In / Check-Out
- Check-in: 3:00 PM
- Check-out: 11:00 AM
Security Deposit
- A security deposit of a minimum of $2,000 USD may apply
Payment Schedule
- 50% of the total amount is due at the time of reservation
- The remaining balance must be paid 30 days prior to arrival
Cancellation Policy
- 100% of paid prepayments are refundable if canceled 95 days before arrival or earlier
- No refund will be issued for cancellations made after this period
House Rules
- No smoking inside the property
- Pets are permitted only after prior arrangement and may be subject to an additional cleaning fee
- Children are welcome
- Credit cards are accepted
- Suitable for seniors or individuals with limited mobility
- Quiet hours are strictly enforced after 10:00 PM (no loud music allowed)
- Penalties for noncompliance may apply
Additional Notes
- Two complimentary 50-minute massages are included with each booking (minimum 4-night stay required)
- Massages can be arranged on the beach or in the villa, and must be scheduled at least 3 days in advance

Prepayments are fully refundable if you cancel 95 days or more before your arrival date. Cancellations made within 95 days of arrival are non-refundable.
